The project

In the popular Schwabing district, KCM bought two neighbouring properties that house “Deutsche Post” (postal service) and “Deutsche Telekom” (telephone service), among others. The aim is to exploit the full potential of the entire site in an attractive location. Through an intelligent repositioning of the two properties, a commercial concept is being developed that results in more than the sum of its parts.

The starting position of the existing properties is challenging. One of the objects has already been created in the shell of the former building as a replacement new building – with all the resulting tasks. The second property is to be repositioned after a planning phase. The aim is to combine the two buildings into a coherent whole. The Munich-based partner company IMCON is entrusted with this complex issue.

In an attractive location, the front building embodies a versatile commercial property with retail space on the ground floor and basement as well as modern office space on the upper floors. The rear building is highly appreciated by existing, international tenants due to its central location and loft character.

With this future-proof solution, IMCON and KCM are able to continuously develop the commercial space and establish a strong partnership with the existing tenants.
